Drone Surveys & Aerial Mapping (UAS)

Ground Survey with orthomosaic mapping

Coastal HOA & Common Area Mapping

  • Orthomosaic mapping of HOA common areas, slopes, and drainage for capital improvement planning
  • Bluff and slope monitoring over time, useful for HOAs managing erosion or geotechnical risk near the coast
  • Topographic mapping of shared amenities, retaining walls, and easements for board decision making
  • Documentation an HOA board can bring to a geotechnical engineer or attorney when a slope or drainage issue comes up

Coastal Development Permit (CDP) Support

  • Aerial topographic mapping of bluff-top and bluff-face areas, tied to record boundary and NAVD88 datum
  • Site-wide orthomosaic imagery for CDP exhibits, showing existing conditions Planning staff can reference directly
  • Repeat flights for tracking bluff retreat or slope change over the life of a permit
  • Coordinates directly with our ground survey and your geotechnical engineer, so aerial and ground data agree before submittal

Property Disputes & Encroachment Documentation

  • Aerial imagery showing fences, walls, structures, and landscaping relative to the record boundary line
  • Documentation useful for neighbor disputes, encroachment claims, or HOA enforcement actions
  • A clear visual exhibit that holds up better in a conversation with an attorney or at a hearing than a ground photo or a plot plan alone

Other Drone Services We Provide

  • Topographic surveys and planimetric mapping for design and permitting
  • Real estate and conceptual design aerial photography
  • Utility and cell tower inspection imagery
  • Conservation easement monitoring

Why aerial data instead of, or alongside, a ground survey

A drone can't replace a boundary survey. Property corners are set by evidence of the original survey, not by what a camera sees from above. What a drone adds is scale and repeatability: we can map a five acre HOA common area or an entire bluff face in a single flight, then fly the same area again next year to show what changed. For CDP work and dispute documentation, that combination of tied-down ground control and repeatable aerial imagery is often exactly what a city, a board, or an attorney needs to see.

What this looks like in practice

  1. Ground control points set and tied to the property's record boundary or established datum
  2. Drone flight and data capture, planned to the resolution the project requires
  3. Orthomosaic, topographic surface, or volumetric output processed and QA'd against ground control
  4. Exhibits or CAD deliverables formatted for your CDP submittal, HOA board packet, or dispute documentation

Where this applies

We fly this work throughout coastal Orange County, including Dana Point, Laguna Beach, San Clemente, Newport Beach, Laguna Niguel, and Capistrano Beach, along with inland cities across the county.

Call Tyler Bell at (949) 541-7004 or send us your site address, and we'll tell you whether a drone flight, a ground survey, or both make sense for your project.
